What Beverlywood’s Third Quarter Numbers Are Telling Us
The third-quarter numbers for Beverlywood and the surrounding area tell an interesting story.
Fewer homes sold than during the same period last year, and homes generally took longer to sell. At the same time, average sale prices remained essentially unchanged.
Why Time on the Market Matters
To me, the most important number may be the relationship between time on the market and the eventual sale price.
Homes that sold within 30 days averaged 105.6% of their asking price, while homes taking 91–120 days averaged approximately 97% of asking.
That does not mean every home needs to sell immediately. But it reinforces something I discuss with sellers all the time: the first few weeks on the market matter.
Pricing, preparation, and how you introduce a property to buyers can significantly affect the eventual result.
What This Means for Beverlywood Sellers
The market is still producing strong sales, but
buyers are being more selective. That makes having the right strategy from the beginning increasingly important.
