One Conversation I'm Having With Nearly Every Seller Right Now

Timing the sale of a Westside home is personal.
The best strategy starts with what happens next
There is one version of the same conversation I seem to be having again and again with homeowners:
"Dan, we're thinking about selling, but should we do it now—or would we be better off waiting?"
It is a reasonable question. And after many years of helping homeowners in Beverlywood, Castle Heights, Reynier Village, and the surrounding Westside neighborhoods, my answer is usually the same:
It depends—but probably not on the things you are hearing most about in the news.
Interest rates, inventory and buyer demand all matter. But so do your home, your financial situation, where you are going next and what you are trying to accomplish.
Start With What Happens After You Sell
One of the first questions I ask is simple:
What happens after you sell?
Some homeowners are downsizing, relocating or already know where they want to go. Others need the equity from their current home before they can purchase the next one. That can completely change the strategy.
Selling first may put you in a stronger position as a buyer, but it can also mean negotiating a lease-back, finding temporary housing or even moving twice.
Buying first can make the transition easier, but only if you have the financial flexibility to comfortably carry both properties for a period of time.
There is no universally correct order. There is only the approach that makes the most sense for your situation.
Don't Wait for a 'Perfect' Market
Homeowners understandably want to sell at the best possible time. The problem is that we usually recognize the perfect market only after it has passed.
Rather than trying to predict exactly where prices, rates or inventory will be six months from now, I encourage homeowners to ask a different question:
If I could achieve a good result in today's market, would making this move improve my life?
If the answer is yes, then it is worth looking at the numbers.
What is your home realistically worth today? What would you likely net from the sale? What will your next move cost? What options would make the transition easier?
Once you know those things, the decision usually becomes much clearer.
Pricing Still Matters
Markets change. This principle really doesn't.
Sellers choose the asking price, but buyers determine market value.
A home that comes to market at the right price can create urgency and competition. One that starts too high can miss its best opportunity to attract attention while the listing is new.
That is why I caution homeowners against choosing an agent simply because that person suggests the highest listing price.
The important question is not:
"What price can we put on the listing?"
It is:
"What strategy gives us the best chance of producing the strongest result?"
That is especially important in neighborhoods like Beverlywood and Castle Heights, where location, lot size, condition, architecture and even the particular block can affect value.
Preparation Does Not Mean Remodeling Everything
Another common question is:
“What improvements should we make to our house before selling—or should we sell it ‘as is’?”
My answer is almost never 'renovate everything.'
Fresh paint, professional cleaning, decluttering, landscaping, better lighting and a few relatively minor repairs can sometimes make a much greater difference than an expensive remodel.
The goal is not to create someone else's dream home. It is to present your home at its best and spend money only where it is likely to make a difference.
That is also why I prefer having this conversation before someone is ready to list. With enough time, we can determine what is worthwhile, what is unnecessary and what can simply be left alone.
LOCAL MARKET LENS
In Beverlywood, Castle Heights and Reynier Village, value can shift from block to block. Lot size, architecture, condition, natural light and the quality of the immediate setting often matter as much as the broader market headline.
My Advice
If you are thinking about selling sometime in the next six to twelve months, you do not need to decide today. But I do think you should start the conversation today.
Find out what your home is realistically worth. Understand what you would likely net from the sale. Think about where you would go next. Identify improvements that may be worthwhile—and those that probably are not.
Then build a strategy that gives you options.
